ACCESS STATEMENT
Introduction
Upper Court is a Georgian manor house set in 15 acres of garden and grounds with a 2 acre lake and 5
self-catering cottages. It is located in the village of Kemerton, surrounded by open farmland, at the foot of
Bredon Hill. The parish church of St Nicholas is accessible through a latch gate in the garden. The owners live on
site.
The property has two driveways, both graveled. The front gates remain open (except on the morning of a
wedding) and the back gates open automatically on arrival and exit via a keypad at waist-height. The exit code is
in the cottage Welcome Folder. At night the areas around the cottages are lit.
All cottages are non-smoking and our prices include bathroom towels, linen, heating and electricity. Free
wifi is available throughout. All cottages are equipped or have access to washing machine/dryer and
dishwasher.
Kemerton
Kemerton is a small village on the Worcester/Gloucestershire border. The village has a pub serving food, a
general store with post office and a busy village hall. The next village, Bredon, offers a doctors surgery with a
pharmacy, two village pubs serving food and a children’s play area on the playing fields.
Pre-Arrival
Our extensive website at www.uppercourt.co.uk shows interior and exterior
pictures of the cottages and grounds, floorplans, prices, availability and conditions of booking. All guests
receive our detailed brochure, floorplans and prices upon confirmation of booking.
The office is open Monday 9.15 – 11.45, Wednesday 9.15 – 2.30 and Thursday 9.15 – 2.30. The owners live on
site and outside of the office hours there is a telephone answer machine. We can be contacted by email, post, fax,
telephone or in person.
The nearest train stations are Ashchurch for Tewkesbury 4 miles, Evesham 12 miles and Cheltenham Spa 12
miles.
There is a bus stop in the village.

Arrival & Parking Facilities
There is ample car parking at the front of the Manor (for Manor and Dovecote guests) and along the back
drive (for all guests). Both areas are graveled and lit at night. The courtyard can be used for loading and
unloading for Coach House, Courtyard and Stables.
Each cottage has an Information Guide giving details of places to visit, local amenities, places to eat and
emergency numbers.
Accommodation
Coach House (sleeps 11 in 5 bedrooms)
A two-storey cottage with 5 bedrooms on the first floor - a twin, a family room with double and an extra
single bed which leads through to a further double and shower room, a zip and link (en suite) which can be double
or twin beds and a further double bedroom. A bathroom with shower and bath. Downstairs is a kitchen and up one step
to a large family room with two long refectory tables seating 24. Accessible through two doors, one into the
kitchen, one into the sitting room. The area around the cottage is graveled.
Courtyard (sleeps 8 in 3 bedrooms)
A three-storey cottage with 3 bedrooms, two on the first floor – a double and a twin – together with a
shower room and a bathroom with a bath. In the attic on the second floor there is a further bedroom with double bed
and two single beds. Ground floor sitting room, dining area and kitchen on two levels. Cottage accessible through
two doors, one into the porch, one into the dining area. The area around the cottage is graveled.
Stables (sleeps 5 in 2 bedrooms)
A two-storey cottage with ground floor double bedroom and bathroom with shower and bath. There is a
sitting room and small open plan kitchen.
Steep, narrow staircase to the first floor with wet room bathroom (down two steps) and beamed bedroom with
a double and single bed. Cottage accessible through front door into small hall/porch. The area around the cottage
is graveled.
Dovecote (sleeps 2+1 in 1 bedroom)
Approximately 4.6m x 4.6m set over 3 floors. Step down from the garden to enter into open plan
kitchen/living area. First floor bedroom with staircase up to bathroom with shower over bath. There is an
additional double bed under the eaves at the dressing end of the bathroom. The cottage is accessed via a gravel
path alongside the lake.
Garden Flat (sleeps 2 in 1 bedroom)
A ground floor wing of the Manor accessible via the Manor Hallway (a removable ramp into the Manor can be
provided) and there is a narrow concrete ramp from the back door into the garden (gravel paths). Open plan studio
style bedroom with sitting room one end, zip and link bed can be double or twin. Wetroom has shower, wc, bidet and
double basins (disabled shower chair and loo seat/surround available). All doors are standard width and the area
around the cottage is graveled.
Manor Flat (sleeps 2+1 in 1 bedroom)
A flat within the Manor House accessible via the back staircase off the Manor Hallway. It has a single bed
at one end of open plan sitting area with small kitchen and bathroom. A door leads to a beamed double bedroom. The
area around the Manor is graveled.
Manor House
With the exception of the Garden Flat the guest rooms in the Manor House are on the first floor via the main
staircase.
Bird Room – four poster bedroom with ensuite.
Wisteria Room – four poster bedroom with ensuite.
Ribbon Room – twin bedroom bedroom with ensuite.
There are two attic bedrooms which are occasionally let with the cottages. They are accessible via the
back staircase off the Manor Hallway.
Garden
Upper Court is set in 15 acres and all cottages have access to the garden. There is a 2-acre lake with a
mill stream. The garden is a mixture of lawns and gravel paths. There is a children’s play area. There is a fenced
all-weather tennis court.
Swimming Pool
The swimming pool is heated from May to September. It is covered with a tunnel style cover which can be
opened. It measures 30m x 15m, with steps at the shallow end (0.5m depth). At the deep end depth is 2m. The water
is heated to approximately 70F degrees. The swimming pool is closed during events. Children must be accompanied by
an adult.
